Molds are fungi which may grow on environmental surfaces, in porous materials, on or within living organisms and in decaying organic matter. Temperature, moisture, and ‘food’ are the main conditions needed for mold growth. There are dry tolerant molds, also known as xerophilic molds – which do not need wet materials to grow but do need the relative humidity to be above 60%. Then there are hydrophilic molds – which are water-damage related molds. These molds tend to be toxic as they produce mycotoxins, which are toxic to many.
-Mold can be any color and changes color due to its environment and what it's feeding on.
-You want to ensure the fungal ecology levels inside of your home are not greater than the levels outside and eliminate any chance of a toxic, mycotoxin producing mold from growing and thriving in your home.
-Mold is not dead or alive. You cannot kill it. The proper protocol for toxic mold is to cut it out and remove it. The reason is – whether it is sprayed or not, toxic mold continues to produce harmful mycotoxins.
Living in humid South Florida, molds are everywhere around us. Every time you open your front door, molds are coming into your home. Mold is literally EVERYWHERE! The levels of molds inside of your home need to be less than the levels outside – which is one of the main reasons an air quality sample is collected both inside and outside of your residence. The outside sample that is collected is used as a comparative sample. If there is visible microbial growth present on the materials in your home, then a direct swab or tape lift sample will be collected and sent to the lab for a direct analysis. As a mold assessor, there are 5 extremely toxic molds also known as “zero-tolerance” molds that we are looking for. If any of these toxic molds are present in the air or in the materials within your home, further services such as a sanitization and mold remediation will be needed.
The purpose of a mold assessment is to determine the sources, locations, and extent of mold growth in a building and then determine the conditions that caused the mold growth for the purpose of determining the need for either a sanitization or a remediation protocol.

At MoldSpec Environmental, our job is to assess your overall air quality and condition and then come up with a plan to improve it.
Our standard mold assessment includes an indoor and an outdoor air quality and a physical swab or tape-lift sample. The outdoor sample is collected and used as a comparison sample to ensure that the levels of mold inside the home are not greater than the levels outside. Anytime there is visible microbial growth present it is not only recommended to take an air sample inside to find out what you are breathing in, but it is also recommended to also take a physical sample of the growth as well. The swab or tape-lift sample will determine the exact species of that growth and the air sample will determine if those spores have been disturbed and gone airborne. As part of our inspection, we use an infrared camera and a professional moisture meter hygrometer to inspect the interior of the home, particularly around all of the water sources (plumbing, AC, water heater) to pinpoint and track any moisture in the materials, elevated relative humidity, signs of water damaged materials, or visible microbial growth. The number of samples collected are based on our findings and recommendations during the inspection. All our samples are taken to the lab and analyzed. You are provided with a copy of the lab results and a detailed mold assessment report of our finding, with color photos. Based on the lab results and if you do have mold, we also provide you with a mold remediation protocol, which is basically exact instructions on how to properly and safely remove the mold.
If toxic molds are found within your home and the type, amount and condition of the area requires removal; then the next step is to contact a licensed mold remediation company.
The purpose of mold remediation is to remove and/or clean mold-impacted materials utilizing standards and safe work practices that protect the occupants and the building by controlling the dispersion of mold from the remediation area as well as protect remediation workers from exposures to mold.

Once the initial testing is done and the mold remediation is completed, it is extremely important to have a mold clearance inspection and sampling done to ensure the levels and conditions have been brought back to a normal, acceptable fungal ecology. A mold clearance is basically your warranty that all the visible mold has been removed by the remediation company you hired, that there are no longer toxic molds present in the air or in the materials, and the overall fungal ecology has been brought back to acceptable, healthy levels within your home.
