Mold inspections need to be performed by a qualified mold inspector who has formal training and experience with mold inspections. Training & experience are necessary. MoldSpec is licensed & insured in the state of Florida to perform the mold assessment or the mold remediation
MoldSpec Environmental Mold inspections look for evidence of past or current mold growth. Past mold growth may indicate a water problem that will come back when certain conditions return such as a recurring leak. Past mold growth may also cause sensitized individuals to have an allergic reaction or, conceivably, cause some individuals to start becoming sensitized to mold
MoldSpec Environmental Mold inspections look for mold within the home, inside walls, and in other areas where mold growth is undesirable, including areas where mold growth could be causing structural issues such as wood decay in the crawlspace.
It is very important that we look for sources of moisture. Water is essential for mold growth. Without a source of water, you will not have mold growth. Consequently, if there is mold growth, it must be associated with a source of moisture. If this source of moisture is not found and eliminated, the mold growth will return and remediation efforts are of negligible long-term value. The importance of looking for sources of moisture cannot be overstated and must be included.
MoldSpec Environmental Mold inspections are a subset of investigations called "Indoor Air Quality" (IAQ) investigations. These investigations look at the broader question: "What irritants are present in the air causing discomfort to the occupants?" If you are having a mold inspection because you feel ill when you are in a certain room, you might consider whether other irritants may be causing the discomfort and include these in the Mold Inspection.
MoldSpec Environmental mold inspections consists of a visual inspection for mold growth, moisture mapping for hidden leaks, air sampling, surface sampling, and checking the air conditioning for mold. Every inspection can be different as some could be limited in nature.

A mold inspection consists of a visual inspection for mold growth, moisture mapping for hidden leaks, air sampling, surface sampling, and checking the air conditioning for mold. Every inspection can be different as some could be limited in nature.
The time required in the home can be up to two hours depending on the size of the home. Once samples are collected, they are overnighted or dropped off at a third-party laboratory for analysis. Results from the lab are typically available within 48 hours and a report is generated by the inspector based on the visual findings and lab results.
Mold inspections are typically done by a Mold Assessor. Special licenses are required in certain states to perform these types of inspections. A typical home inspection has mold listed as an exclusion.
Getting a mold inspection before buying a home is becoming more common. A general home inspection typically excludes mold. A separate inspector with qualifications to assess mold can be done to ensure the home does not have any mold problems.
Mold inspections are only necessary if a mold problem is suspected within a home. Every home has a certain amount of mold. Mold testing will be necessary to determine how much mold is present and what species of mold. Mold testing may also provide information regarding a possible hidden mold problem within the walls.
Some species of mold can present more of a health concern than others. For this reason, when mold is present within the home it should be tested as well as determining the source. This will ensure the correct action to be taken to remove the mold within the damaged areas.
You might not be able to see mold, but if you can smell it, then that would suggest that it’s present in your home in sufficiently high quantities for concern. Mold, for instance, can build up in the interior of drywall, because damp drywall offers both moisture and a source of food from the organic paper backing. Mold assessments help to identify whether there is, in fact, mold in your environment and help you detect areas closest to the source
Sometimes you might be suffering from headaches, constant sneezing, or coughing indoors without an obvious cause. Because people differ in their sensitivity to mold, a doctor might recommend a home mold test to rule out mold spores as a possible source of irritation, even if mold is not visible.
If you’ve known about plumbing issues in your home for a while, there’s a good chance that you might have a mold problem in your home, even if you can’t see it. A mold test can rule out mold issues and help you resolve any that may be lurking out of sight.
In the event of water damage such as a leaking pipe or roof, flooded house, or excessive water on the ground around your tub or sinks, it may be a good idea to call someone in to inspect for mold. Any surface that has not dried within 48 hours poses the greatest risk for mold contamination.
Because you likely do not know the history of water damage in the home you are considering, it is critical that you have a mold inspection completed before you seal the deal.
Mold inspections are worth the investment as mold can be damaging not only to your home but also to your health. If you are buying a new home or suspect mold might be in your current home, you should consider having a mold inspection completed.
